SEO Services for Contractors
Contractors buy SEO for one reason: more of the jobs they want, in the towns they actually drive to, without paying a lead aggregator a cut of each one. The work behind that is unglamorous and mostly repetitive: a page for every service you sell, a page for every area you cover, a Google Business Profile kept accurate and photographed, reviews arriving steadily rather than in bursts, and a website fast enough for a homeowner standing in a flooded basement on a phone. This page explains how contractor SEO is priced, what separates a real program from a monthly report, and the checks that filter out vendors before you sign a twelve-month agreement.

How to compare SEO services for contractors
- List your services and your towns before anyone quotes. Write down every trade service you want more of and every town or county you will drive to. That grid is the actual scope of the job, because each cell needs its own page and its own local signals. Quotes priced without that grid are priced on what you look like you can afford.
- Search your own market from a phone. Search two or three of your services plus your town in a fresh browser, note who holds the map pack and the results below it, and then ask each vendor which of those listings are their clients. The claim is checkable in minutes and it exposes resellers faster than any deck.
- Ask for published pricing or a disclosed floor. A provider that publishes packages, or at least names a minimum, can be compared with the next one. Ask for the split between the management fee, any content production, and media spend, and insist that ad budget is billed separately rather than folded into one number.
- Test the path a lead has to travel. Submit your own form on a phone and call your own number at seven in the evening, then time the response. Contractors lose more jobs to unanswered phones than to rankings, so a vendor unwilling to look at answering rate and speed to lead is measuring only the half they control.
What actually moves a contractor SEO retainer
Three inputs explain most of the variation between quotes. The first is coverage: the number of towns times the number of services is roughly the number of pages someone has to research, write and maintain, and that count drives hours more than anything else. The second is competition in your metro, which is not negotiable. Displacing two family firms in a rural county is a much smaller job than outranking national lead aggregators and private-equity-backed roll-ups in a large city, and an honest provider will tell you which situation you are in before quoting.
The third is the state of what you already have. A site that is fast, crawlable and already has a service page structure needs content and local work. A site built as a five-page brochure in a page builder, with every service crammed onto one page, needs rebuilding first, and that build is a project cost rather than a retainer line. Ask any provider to say plainly which of those two they think you are, and what they would do in the first sixty days as a result.
What a real program contains, and what a report-only retainer looks like
A working contractor program produces things you can point at: new service pages published on a schedule, area pages that say something specific about each town rather than swapping one place name for another, photographs and posts on the Google Business Profile, a review request built into your job-closing routine, structured data so the profile and site agree on name, address, phone and hours, and technical fixes with dates against them. Google's guidance for local businesses is explicit that relevance, distance and prominence drive local results, and prominence is built by exactly this sort of accumulated evidence rather than by a single change.
A report-only retainer looks different in one telling way: the deliverable each month is a document. Rankings went up, traffic went up, here are some recommendations. If you cannot name three things that were published or fixed last month, you are paying for measurement of work nobody did. Ask for the previous month's changelog from an existing client, with client details removed. Providers who do the work have one, and providers who do not will offer a sample report instead.
Contract terms that decide whether you can leave
Read four clauses before the price. Term and notice: a twelve-month lock with ninety days' notice is a two-year commitment in practice. Ownership: the domain, hosting, website files, Google Business Profile, Search Console and any ads account must be in accounts you own, with the vendor added as a user. Content rights: pages written for you should remain yours after the relationship ends, not be taken down as vendor property.
Fourth, the exit. Ask directly what happens on the day you cancel, and get the answer in writing. The version you want is that everything stays where it is and access is simply removed. The version that costs contractors most is a proprietary site on the vendor's platform, where leaving means rebuilding from scratch and losing the ranking history you spent a year paying for.
Questions people actually ask
- How long before contractor SEO produces calls?
- Expect the local map results to react first, often within a couple of months if the profile and reviews were neglected, and organic service and town pages to build over a longer stretch. A brand new domain is slower again. Any provider promising ranked positions on a fixed date is promising something Google decides, not them.
- Is SEO better than buying leads?
- They solve different problems. Bought leads produce volume immediately, are usually shared with competitors, and stop the day you stop paying. SEO is slower and compounds, and the enquiries are exclusively yours. Most contractors run both, using paid channels for immediate work while the organic pages mature.
- Do I need a page for every town I serve?
- For the towns that matter commercially, yes, and each one has to earn its place with genuine local detail: the neighbourhoods, the housing stock, permit realities, jobs you have actually done there. Mass-produced town pages that differ only by place name are the classic contractor SEO failure and Google's spam guidance treats that pattern unkindly.
- Should the ad budget go through the agency?
- Pay platforms directly from an account you own wherever you can. It keeps the management fee visible and separate from the media, it means the account history stays with you if you change providers, and it removes the incentive to increase spend simply because the fee is a share of it.
