Home services SEO, hired on evidence
Home services SEO is local search work for trades that sell within a driving radius: HVAC, plumbing, electrical, roofing, remodelling, pest control and the rest. The economics are unusual because demand is urgent and geographically fixed, so most of the value sits in a handful of local results rather than in a long tail of national pages. That makes the buying decision narrower than it looks and easier to check. This index lists 134 agencies on what they publish about themselves, so you can compare method and price before booking a call.

How to hire for local trade search
- Fix the basics before you buy strategy. Google publishes the local checklist itself: verify the business, complete the address, hours, categories and attributes, add photos, and gather and respond to reviews. If an agency wants a retainer before that groundwork is done, ask why.
- Ask how service-area coverage gets built. Trades want to rank in every town they drive to, and the cheap answer is a stack of near-identical town pages. Google's spam policies name doorway pages as a violation, so ask what makes each location page independently useful to a reader.
- Separate organic from paid lead sources. Local Services Ads charge per lead and carry a screening badge; organic and profile visibility do not charge per contact. Decide which mix you are buying, because an agency that manages only one of them will quietly optimise for that one.
- Instrument the phone before the campaign. Most trade enquiries arrive as calls, so call tracking, recorded outcomes and a booked-job field are the difference between real reporting and a traffic chart. Agree who owns the tracking numbers and what happens to them if you switch agencies.
- Price against published floors. A minority of agencies print their retainer figures and those printed prices are the honest reference points in this market. Ask every finalist where its quote sits against them and what falls outside the retainer.
What actually decides local visibility
Google says local results are ranked on relevance, distance and prominence: how well the profile matches the search, how far the business is from the person searching, and how well known the business is, with more reviews and positive ratings able to help. Distance is fixed by where your premises are, which sets a realistic ceiling on how far a single location can reach. Relevance and prominence are the parts an agency can work on, and both are visible to you without special tools.
Google also states there is no way to request or pay for a better local ranking. Any pitch that implies a paid route into the map results is describing something the platform says does not exist.
Reviews, the fastest lever and the riskiest one
Reviews feed the prominence factor Google names, and for trades they are also the main thing a homeowner reads before calling. The safe pattern is asking every completed customer for an honest review through a consistent, documented process, and responding to all of them. The unsafe pattern is buying them. FTC guidance is explicit that buying fake engagement is deceptive and that both purchaser and seller could face enforcement action, and that a connection between endorser and marketer that a significant minority of consumers would not expect must be disclosed clearly and conspicuously.
If an agency offers to supply reviews rather than to help you collect them, that is not a service; it is a liability with a monthly fee attached, and it is the customer-facing part of your marketing that is hardest to unwind later.
Seasonality, and what a first quarter should look like
Trade demand swings hard with weather and season, so a report that compares this month with last month tells you almost nothing. Insist on year-over-year comparisons where history exists, and on a shipped-work list in the first quarter. Google's starter guide notes that some changes take effect in a few hours while others could take several months, which is the honest frame for early results.
Agencies in this index are listed on what they publish and what can be verified from their own pages. Placement is never sold, and nothing here is a guarantee of leads or revenue.
Questions people actually ask
- How long before home services SEO produces calls?
- Profile and review work can move quickly; content and authority work is slower. Google's own guidance says some changes take effect in a few hours while others could take several months, so judge the first quarter on shipped work and early impression movement rather than on booked revenue.
- Are Local Services Ads better than SEO for trades?
- They are different purchases. Local Services Ads charge per lead and offer a screening badge, so cost scales with volume; organic and profile visibility cost a fixed retainer and compound slowly. Most established trades run both and compare cost per booked job.
- Do I need a page for every town I serve?
- Only if each page carries genuinely local substance. Google's spam policies name doorway pages, meaning sets of near-identical pages built to funnel visitors into one destination, and say violating sites may rank lower or not appear at all.
- Can an agency guarantee a spot in the map pack?
- No. Google states no one can guarantee a number one ranking and that there is no way to request or pay for a better local ranking. Treat a guarantee as a reason to remove that agency from the shortlist.
