How to commission a site you will still own

  1. Decide what the site must do. Book appointments, take orders, generate enquiries or simply prove legitimacy. The job decides the platform, the page count and the budget, and it is the only sane basis for comparing two very different quotes.
  2. Settle ownership in writing first. The domain, the hosting account, the content and the design files should be in your name. Ask explicitly what you keep if you cancel; on subscription builds the honest answer is sometimes very little.
  3. Require search basics in the build. Crawlable pages, sensible URLs, real page titles, fast loading and unique copy per service. Retrofitting these later costs more than including them, and a designer who treats them as an upsell is building you a brochure.
  4. Agree the handover and the edit path. Who updates the site next year, using what, and at what cost. A small business that cannot change its own opening hours without raising a ticket will end up with a site that quietly goes stale.

One-off build or monthly subscription

A fixed-fee build gives you an asset and a clear end date, but support and updates then need their own arrangement. A subscription spreads cost and keeps someone responsible for maintenance, at the price of a dependency that can be expensive to unwind.

The deciding question is ownership on exit. Ask both models the same thing: on the last day of the contract, what do I keep, in what format, and who holds the domain and hosting accounts. The answers usually separate the two offers more sharply than the monthly figure does.

Design that a search engine can read

A beautiful site that cannot be crawled or that repeats the same thin copy across every service page will not be found. Google's guidance is direct that content people find compelling and useful influences a site's presence in results more than any other single suggestion, which puts the words above the animation in priority order.

Ask a designer to show a live client site and check the basics yourself: does each service have its own page with distinct writing, do the page titles describe the page, does it load quickly on a phone. These are checks you can run in ten minutes before you commission anything.

Judging a portfolio honestly

Screenshots prove taste, not performance. Ask which sites in the portfolio are still live, who wrote the copy, and what the client was trying to achieve. A firm that names clients and outcomes is easier to verify than one showing unattributed mockups.
