How to shortlist a real estate marketing company
- Name which of the three jobs you are buying. Listing marketing, agent brand building and brokerage or development marketing need different skills, different deliverables and different measurement. Write down which one you are hiring for, in one sentence, before any call. Firms that answer proposals for all three with the same deck have not thought about the difference and will price accordingly.
- Separate production from distribution in the quote. Photography, video, floor plans, staging and copy are production. Portals, paid social, email, direct mail and search are distribution. Bundled quotes hide which side you are underfunding, and most disappointing campaigns are excellent production distributed almost nowhere, or heavy distribution of material that does not deserve it.
- Ask for the disclosed minimum engagement and who owns the assets. Get the smallest engagement and minimum term in writing, and settle who owns the photographs, video, floor plans, the website, the CRM data and the social accounts. Agent brands built entirely inside an agency's accounts are hard to move, and the time to discover that is before signing rather than during a brokerage change.
- Agree the measured outcome and the fair housing review step. Define the countable result: listing appointments booked, qualified buyer enquiries, or days on market against a comparable set. What firms publish, and what the record cannot tell you
Our index records the public commitments: stated pricing or price ranges, disclosed minimum engagements, named clients and the capabilities a firm says it holds in house. That combination is a good filter for a crowded market and a poor judge of craft. Photography and video quality in particular have to be assessed by looking at recent work for properties or agents comparable to yours, not inferred from a price.
Publishing a price is a meaningful signal because it is a commitment that survives the sales call. Firms that publish tend also to answer the minimum engagement question directly and to name clients. Where a firm has published nothing it is absent from the figures rather than estimated, which keeps the comparison honest even where it makes it less complete.
Fair housing is a marketing constraint, not a legal footnote

What actually drives the price
For listing marketing, the property tier sets the production budget, and the honest question is whether the marketing spend is proportionate to the commission at stake. For agent and team marketing, the cost is driven by content cadence and by whether the firm is building assets you own, such as a site and a database, or renting attention on platforms that you do not. For brokerage and developer work, the driver is campaign scale and the length of the sales cycle.
Across all three, the variable that most often explains a low quote is seniority: whether the work is done by the person who sold it or by a junior following a template. Ask how many hours a month the retainer buys and who works them. Then ask what happens in a slow market, because a firm whose whole model assumes rising transaction volume is a firm you will be renegotiating with at exactly the wrong moment.
