How to Choose a Home Services Marketing Company

A home services marketing company sells booked jobs to plumbers, HVAC contractors, roofers, electricians, cleaners and the rest of the trades. The promise is simple and the delivery rarely is: the work is local search, a website organised around the services and areas you actually cover, reviews arriving at a steady rate, paid search or paid social in the seasons where it pays, and a booking path fast enough to catch a homeowner who is phoning three companies in the same afternoon. This page explains how to compare providers on things they have already published, what genuinely moves the price of a retainer, and the contract terms that decide whether you can leave.

How to compare home services marketing companies

  1. Search your own market before you take a call. Open a fresh browser, search the two or three services you most want more of in the towns you serve, and note who ranks in the map results and below them. Then ask each agency which of those results are their clients. The claim is checkable in about ten minutes and it separates operators from resellers faster than any pitch deck.
  2. Ask for published pricing or a disclosed minimum. A company that publishes packages, or at least names a floor, can be compared. Quote-only pricing usually means the number is set by what you look like you can pay. Ask specifically for the split between the management fee and any media spend, and whether spend is billed flat or as a share.
  3. Check the service-area and service-line coverage in the proposal. Each town you serve and each trade you sell needs its own page and its own profile signals, so the proposal should say how many of each will exist and when. A plan that promises rankings without naming the pages that will carry them has not been costed properly.
  4. Test the booking path they intend to send traffic to. Call your own number at seven in the evening and submit your own form on a phone. Count how long the response takes. Home services buyers hire whoever answers, so a provider who will not look at answering rate and speed to lead is optimising the cheap half of the funnel.

What actually moves the retainer

Three inputs explain most quotes. Service area count is the first, because every town or neighbourhood you want to win needs its own page work, its own local signals and, if you have more than one physical location, its own Google Business Profile. Service line count is the second: ranking for drain cleaning, water heater replacement and emergency plumbing is three content jobs, not one. Metro competition is the third and the least negotiable, since displacing two established family firms in a small market is a far smaller job than outranking national lead aggregators in a large one.

Managed media is normally billed on top and should be quoted separately. Trades categories sit well above the all-industry average cost per click, so a modest-sounding budget buys fewer clicks than owners expect; pull the auction estimates for your own services and towns before agreeing a number. Seasonality matters too: an HVAC company that spends evenly across the year is overspending in the shoulder months and underspending in the first heatwave.

The evidence to demand before signing

Ask for named clients whose sites you can visit and whose rankings you can verify yourself in the markets they claim. Ask who writes the content and who manages the ad account, by name, and whether that person changes after onboarding. Ask for a sample report and check whether it counts booked jobs, or only calls, or only clicks; each step back from booked work is a step further from the thing you are buying.

Reviews deserve their own conversation. Ask how the provider generates review requests, whether they are automated from your job management software, and confirm that nothing in the process incentivises or filters reviews, since the FTC's endorsement guidance treats incentivised or selectively suppressed reviews as deceptive. A vendor casual about review practice is a liability attached to your licence, not a growth partner.

Contract terms that decide whether you can leave

Ownership is the term that matters most. You should own the domain, the website files or platform account, the Google Business Profile, the ad accounts, the call tracking numbers and the historic data. Agencies that hold any of those in their own name have built a switching cost unrelated to their performance, and owners usually discover it only when they try to move.

Then read the term and the exit. A twelve-month lock with a ninety-day notice period is common but not compulsory, and month-to-month after an initial ramp is increasingly available. Ask what happens to your pages and reviews if you leave, and get the answer in writing rather than in a reassuring phone call.

Questions people actually ask

How long before a home services retainer pays for itself?
Local search work usually shows movement in the map results within a few months and compounds after that, while paid search produces calls in days but stops the moment you stop paying. Most owners who succeed run both: paid for immediate volume, organic to lower the blended cost of a booked job over time.
Should I use a generalist agency or a trades specialist?
Specialists usually win on speed, because they already know what a water heater page has to say and how seasonality moves spend. Generalists can be fine if the named person on your account has trades experience. Judge the individual, not the positioning on the agency's homepage.
Are lead-generation marketplaces a substitute?
They are a different product. Marketplaces sell you a shared or exclusive lead per job with no asset accumulating in your name, which is useful for filling gaps but never becomes cheaper. A retainer that builds your own rankings and reviews is slower and eventually cheaper per booked job. Many contractors run both and compare cost per booked job directly.
What is the single most common mistake?
Buying traffic before fixing intake. Unanswered calls and slow form responses waste a larger share of most home services budgets than any ranking deficiency, and they cost nothing to measure. Track answered rate and speed to lead for two weeks before you increase spend.
