Local SEO for contractors, hired on evidence
Contractors buy local search for one reason: the phone. Roofers, HVAC companies, electricians and remodelers compete inside a service radius against a handful of local rivals and a wall of lead-generation platforms, and the difference between page one and page two of a map result is measured in booked jobs. This index lists 134 agencies on what they publish about themselves, so the shortlist rests on pricing, trade specialisation and verifiable case detail rather than on a closing call. No placement here is paid for.

How to shortlist a local SEO provider for a trade business
- Define the service radius before anything else. A contractor's market is a drive time, not a city. Write down the radius you actually service profitably and the towns inside it that you want more work from. Every later decision, from profile setup to page structure, follows from that one boundary.
- Ask how they handle a service-area business. Most contractors have no storefront customers visit. Google treats these as service-area businesses with specific rules about addresses and service area size, so ask the agency to explain that setup in detail before it touches your profile.
- Get the review process in writing. Reviews decide map choice for trades more than any other factor a contractor controls. Ask how reviews are requested, whether any incentive is offered, what disclosure is used and who responds to negatives. Vague answers here predict trouble later.
- Check the town pages they intend to build. Ask to see town or suburb pages the agency has built for another client. If they are the same page with the place name swapped, you are being sold the doorway pattern Google's spam policies name, and the risk lands on your domain.
- Compare quotes only after fixing the scope. Profile management, review programme, town pages, site work and paid search are five different line items. Hold all five constant across finalists, then set the numbers against the published prices of the agencies in this index that print theirs.
The map is the market
For most trades the buying journey is short and local: an urgent problem, a search on a phone, the map results, two or three calls. The website matters, but usually as the thing that confirms a decision the map result already shaped. That is why a proposal that opens with a blog calendar and never mentions the business profile, the service area, the categories, the photographs or the review flow has misread where contractor enquiries come from.
Ask what the first ninety days do for map visibility specifically, and what the checkpoint is. A credible answer names the profile work, the citation and consistency clean-up, the review cadence and the town-level content, with a measurable signal for each. A vague answer about building authority is a retainer without a diagnosis.
Service-area businesses have their own rules
Google's guidelines are specific about businesses that travel to customers rather than receiving them. They expect a single profile for the central office with a designated service area, a precise physical address rather than a P.O. box or remote mailbox, and they exclude unstaffed virtual offices. They also cap how far a profile's overall service area should sensibly extend from the base location.
This is where a lot of contractor SEO goes wrong quietly. Extra profiles created for towns the business does not operate from, mailbox addresses used to fake a presence, or a service area drawn across half a state all put the listing at risk of suspension. A suspension costs more booked work than any tactic it was meant to buy, so ask the agency to state its approach against Google's published guidelines before it starts.
Town pages that are worth building
There is a real version of the town page and a fake one. The fake one takes a template, swaps the place name, and repeats. Google's spam policies name that pattern as doorway pages and name keyword stuffing, including unnatural city lists, alongside it. The consequence, in Google's own words, is that violating sites may rank lower in results or not appear in results at all.
The real version carries something only a contractor working in that town could write: the housing stock and its typical failure modes, the permit process at that municipality, response times from your nearest crew, and jobs you have actually completed there with photographs. Those pages are slower to produce and they hold up. Ask any agency how many town pages a month it can produce at that standard; the honest number is small.
Questions people actually ask
- How much does local SEO for a contractor cost?
- Most agencies do not publish prices. The ones in this index that do set the honest reference points, from entry retainers to full-service engagements. Fix your scope across profile work, reviews, content and site work first, then ask each finalist to position its number against those floors.
- Should I create separate Google profiles for each town I serve?
- Generally no. Google's guidelines expect a service-area business to keep one profile for its central office and designate a service area, with a genuine physical address behind it. Extra profiles for towns you do not operate from risk suspension of the listing that actually earns your work.
- Are lead-generation platforms a substitute for local SEO?
- They are a different purchase. Platforms rent you enquiries at a price per lead that they set and can change; local search builds an asset in your own name. Most contractors run both, then reduce platform spend as their own map and site visibility carries more of the load.
- Can an agency promise me a spot in the map pack?
- No. Google states that no one can guarantee a #1 ranking, and its hiring guidance lists ranking promises among the warning signs. Ask instead for a forecast with stated assumptions, a reporting cadence, and clear ownership of your profile and analytics accounts.
