How to shortlist a home services marketing agency

  1. Write down your service area and capacity before the first call. An agency cannot price the work until it knows how many zip codes you cover and how many jobs a day your crews can absorb. Buying more lead volume than you can dispatch produces missed calls and bad reviews, which costs you more than the wasted spend. Bring a number to the call rather than asking the agency to guess it.
  2. Ask which channels they run in house, by name. Home services demand is usually captured through a mix of Local Services Ads, paid search, the map pack and a set of service area pages. Ask which of those they operate themselves, which they subcontract, and who touches your ad account on a Tuesday afternoon. Subcontracting is normal, but it changes turnaround times and accountability.
  3. Agree what counts as a lead before you agree a fee. A ringing phone is not a lead, and a lead is not a booked job. Decide in writing whether robocalls, existing customers, out of area calls and job seekers count, and whether call recordings are available to settle disputes. Every argument about performance in this trade starts with two definitions that were never written down.
  4. Check the exit before you sign the entry. You should own the Google Business Profile, the ads account, the analytics property and the tracking numbers, with the agency added as a user. Ask what happens to your call tracking numbers and review flow if you leave, because a provider who ports your numbers away holds your phone history hostage.

What actually moves the price

Three variables explain most of the spread in home services retainers. The first is the number of service areas: a single city with one location is a fundamentally cheaper build than forty suburbs each needing its own page, its own listing and its own review flow. The second is whether paid media is included and whether the ad budget sits inside or outside the fee, which is the single most common source of quote confusion in this trade. The third is production volume, because service area pages and job galleries are content work, and content work is priced by the hour whatever it is called on the invoice.

Two things that rarely move the price as much as buyers expect are industry specialism and geography. A generalist who has run one HVAC account competently will usually price similarly to a self described home services specialist, and the specialist premium has to be justified by evidence rather than vocabulary. Location matters less every year: the work is remote, and an agency two states away can manage listings and ads exactly as well as one down the road, provided somebody local can get to the site when photography is needed.

The vetting questions that separate operators from packagers

Ask for a named client in your trade and your metro, then check the site yourself: does it have real service area pages with distinct content, are the reviews recent, does the phone number match the listing. Ask what their current clients pay for a booked job, in ranges, and treat a refusal to answer as an answer. Ask how they handle seasonality, because a roofing account after a hailstorm and the same account in February are two different jobs and the retainer usually is not.

Then ask the question most packagers cannot answer: what will you stop doing if the cost per booked job goes the wrong way for two months running. An operator has a sequence ready, usually tightening geography, pausing weak ad groups and reallocating to the channels that convert on the phone. A packager will say they will optimise, which means the deliverable list will not change and neither will your results.

Do I need an agency at all, or can I run this myself?
Plenty of single truck operators run their own Google Business Profile, ask every customer for a review and take the calls, and that is a genuinely competitive position in a small service area. The case for an agency strengthens when you run paid media, cover many suburbs or employ crews whose idle time is expensive, because those are the situations where lost hours cost more than the fee.
Should the ad budget be included in the retainer?
It is cleaner when it is not. Ask for the management fee and the media spend as separate lines so you can see what you are paying the agency versus what you are paying the platforms, and so a budget increase does not quietly become an agency pay rise. If a provider will only quote one blended figure, ask them to disclose the split in writing.
How long before this produces booked jobs?
Paid channels and Local Services Ads can produce calls in the first week because you are buying placement rather than earning it. The organic side, meaning listings, reviews and service area pages, generally takes months to compound and is what makes the paid side cheaper later. Any provider promising organic map pack dominance within weeks is describing an outcome they do not control.
What contract length is reasonable?
Three to six months is a fair initial term for work that takes time to compound, with a monthly rolling arrangement after that. Long lock ins are worth questioning unless the agency is funding significant upfront build work, and even then the terms should say what you keep if the relationship ends early.
