The best SEO company for real estate is the one you can check

Real estate search is unlike most local SEO because the inventory moves. Listings appear and sell, portals outrank almost everyone on the property queries themselves, and the searches that actually produce a client are rarely the ones an agent assumes. A brokerage that buys generic local SEO usually ends up with pages aimed at terms the portals own, and no pages aimed at the neighbourhood, seller and buyer questions where an independent can genuinely win. This page sets out what the work looks like when it is done properly, what moves the price, and how to compare providers on evidence rather than on the sample dashboards in a pitch.

How to buy real estate SEO without wasting a year

  1. Decide which searches you are actually competing for. Property listing queries are dominated by national portals, and out ranking them is not a realistic target for most brokerages. Neighbourhood guides, seller questions, agent selection queries and process questions are winnable. Make a provider name the query classes they intend to target before you talk about price.
  2. Check how they will handle listing pages that expire. A site that generates a page per listing accumulates thousands of pages that go stale when the property sells. Ask what happens to a sold listing page: kept and marked sold, redirected, or removed. An unmanaged listing archive is the most common technical problem on brokerage sites.
  3. Ask who writes the neighbourhood content. Area pages are where an independent beats a portal, and they only work when written by someone who knows the area. Ask whether the copy comes from your agents with editorial help or from a writer working off census data, because a reader in the market can tell the difference immediately.
  4. Settle attribution before the first invoice. Real estate leads arrive by phone, by form and by walk in, often weeks after the first visit. Agree how a call is tracked, how long the attribution window is, and who owns the analytics property, so the month nine conversation about results is about numbers rather than definitions.

What moves a real estate SEO quote

Market density is the largest factor. Competing in a metro where several brokerages have run content programmes for a decade is a different engagement from a county where nobody has published a neighbourhood guide. The second factor is your site platform, because many brokerage sites run on templated IDX products with limited control over page structure, titles and speed. Providers who work in that world price around the platform's constraints, and a provider unfamiliar with it will quote for changes the platform will not let them make. Ask any candidate which platforms they have worked on and what they could not change on those builds.

The third factor is content volume, since neighbourhood and process content is the recurring cost that actually produces the results. A quote with a low retainer and no stated content output is buying you monitoring. Ask how many original pages a month the retainer includes and who writes them, and treat that number as the real substance of the proposal.

The claims and disclosures that ride along

Real estate marketing carries advertising duties that a search vendor's copy can breach on your behalf. The FTC's guidance for advertisers is that claims must be truthful and substantiated before they run, and testimonials are covered too, so a page of glowing client quotes needs to reflect real clients and typical outcomes. Statements about market performance, days on market or sale price achieved are claims, and if an agency writes them, someone on your side has to be able to evidence them.

Fair housing obligations sit on top of that and are the reason neighbourhood copy needs a human check. Describing an area in terms that steer buyers by protected characteristic is a legal problem regardless of who typed it, and it is exactly the sort of language a generic content brief produces by accident. Any provider writing area pages for a brokerage should be able to describe the review step that catches it.

What our index records about these providers

We record what each agency publishes on its own site, with the date checked: stated pricing or starting retainer, disclosed minimums, whether clients are named, and which services are claimed in house. We do not score quality and we do not sell placement. The value is speed: the reading half of your evaluation is done before the first call, and your meetings are spent on what reading cannot answer.

Use the published figures for your scope to build a reference range, then take that range into the calls that produce no number. Agencies specialising in property tend to disclose minimums more readily than generalists, because a low minimum attracts individual agents they do not want, and a stated floor is a filter that works in both directions.

Questions people actually ask

Can a brokerage site outrank the national portals?
Not for the property listing queries themselves in most markets, and a provider promising it is misreading the field. Where independents win is neighbourhood knowledge, seller questions, agent selection and local process content, which portals cover generically. A proposal that targets portal queries head on is spending your budget on the least winnable part of the market.
Should individual agents have their own sites or use the brokerage site?
Agent pages on the brokerage site concentrate authority and are far easier to keep current. A separate personal site makes sense when an agent has a distinct brand and intends to maintain it after changing brokerage. Splitting a small brokerage's content across several thin sites is the version that helps nobody.
How long does real estate SEO take to produce enquiries?
Technical fixes and listing hygiene show within weeks. Neighbourhood and content work builds over quarters, and the enquiries it produces are often for sellers deciding months ahead of listing. Judge early months on pages published and queries appearing, and judge the year on valuations and listing appointments booked.
Is an SEO retainer better value than portal advertising?
They do different things. Portal advertising buys placement in front of active buyers now and stops the day you stop paying. Search work compounds and keeps producing after the invoice ends, but it takes longer to start. Most brokerages run both, and the useful question is what share of enquiries each is producing rather than which to abolish.
